(And Why You Need One Before You Design)
If you’re considering building, extending or developing, there’s one thing you need before you start comparing builders or drawing up plans: a proper feasibility report.
Not a checklist. Not a “maybe.”
A clear, objective, strategic snapshot of whether what you want to do — on that site, under those rules, with your budget — is actually feasible.
At Travaux, this isn’t just a formality. It’s the backbone of everything that comes next. And if your feasibility report is thin, vague or half-done, the rest of your project will be built on quicksand.
Let’s walk through what a good feasibility report actually includes — and why it matters more than people think.

Feasibility Isn’t Just About the Block
It’s about the whole picture:
- Can you do it?
- Can you afford it?
- Should you do it?
- And is now the right time?
A good report doesn’t just tick off zoning. It frames your project strategically — looking at site constraints, overlays, planning policy, services, timing, sequencing, costs and big-picture alignment.
It’s a decision-making tool, not a box-tick.
So, What Should a Good Feasibility Report Include?
Here’s what we include in our Travaux Snapshot Packs — and what we believe every serious feasibility review should cover:
1. Zoning + Overlays Summary
- What design/response may be required
- The current zone and what it permits
- Any overlays (bushfire, flood, vegetation, heritage, etc.)
- Permit triggers or risks
This is where most reports stop. But you should be just getting started.
2. Site Access + Layout Risks
- Lot shape, dimensions, and access points
- Easements, crossovers, and encumbrances
- Likely build envelope or setback restrictions
- Impact of slope or retaining requirements
Many clients discover too late that their site isn’t easily accessible for trucks, materials, or even cars. This part of the report saves major headaches (and budget surprises).
3. Planning Context + Local Policy
- Relevant council clauses (Clause 21/22 or zone schedules)
- Preferred neighbourhood character outcomes
- Likely resistance points from planners
- Current or future rezoning proposals
We don’t just tell you what’s written – we tell you what it means in real-world permit terms.
We don’t just tell you what’s written — we tell you what it means in real-world permit terms.
4. Service Availability + Infrastructure Risk
- Sewer, stormwater, power, water, NBN
- Who’s responsible and where they are
- Need for upgrades or relocations
- Development contributions or ICP risks
This is where hidden costs can appear — and why we recommend a risk-rated summary in every feasibility report.
5. Site Suitability Assessment
- Can this site reasonably accommodate what you want to build?
- Can it comply without massive design compromise?
- What’s your best likely pathway — permit, complying, or VCAT risk?
Not every report can say “yes.” Sometimes the best outcome is a clear “no — but here’s what could work instead.”
6. Project Strategy Alignment
- Does the project suit your timeline and budget range?
- Are you trying to build something that doesn’t fit this site — or this zone — or this stage of your life?
- What approvals will you need — and when?
- Is this project emotionally, financially and logistically viable?
This is where Travaux steps in as your thinking partner, not just a compliance checker.
7. Next Steps + Action Pathway
A clear summary of:
- What you can build
- What you’ll likely need to change
- What approvals you’ll need
- Who to engage next — and when
- Whether to proceed, pause or walk away
Feasibility First = Fewer Regrets Later
We’ve seen too many clients spend $5,000+ on plans… only to realise they can’t build them.
Or go to a builder who says “yeah, should be fine”… without checking stormwater, overlays or title restrictions.
Or worse — build without knowing what’s coming, then spend years fixing someone else’s oversight.
