Travaux is an independent housing delivery and development advisory practice.

We work across the intersection of development, delivery and industrialised construction, helping clients understand complex problems, test options and make better decisions.

Our work is grounded in whole-of-delivery thinking: understanding how finance, feasibility, design, procurement, approvals, construction and Modern Methods of Construction interact rather than treating them as separate problems.

Why Travaux?

Travaux takes its name from the French travaux préparatoires: the planning and preparatory work that makes construction possible.

The idea still sits at the heart of the business, but our focus is broader than pre-construction. Housing delivery depends on a chain of interconnected decisions, and problems often emerge where those decisions, responsibilities and systems fail to align.

Travaux exists to see those connections, identify what is getting in the way and help develop a practical path forward.

Rebecca Lloyd-Jones is the founder of Travaux and the Housing Delivery Lab.

Her work focuses on housing delivery: understanding the decisions, constraints and interfaces that determine whether projects move successfully from concept to completion.

With a background spanning property development, feasibility, planning, construction, design and project delivery, Rebecca brings a whole-of-system perspective to complex housing problems.

She has a particular focus on Modern Methods of Construction and industrialised construction, examining not simply whether MMC can build faster, but how it integrates with development feasibility, finance, design, procurement, approvals, certification, contracting, logistics and site delivery.

Her approach is deliberately independent. The objective is not to promote a particular construction method, but to understand where different delivery approaches can genuinely improve housing outcomes and what needs to change for them to work.
