🧭 Before You Start Even Thinking About Floorplans You Need to Think Viability
We call it the Pre-Build Decision Framework. It’s a quick, and very honest dive into your real situation: your block, your finances, your goals – are you actually ready to deal with more than 18 months of pressure? Honestly.
It’s not a checklist. It’s not about form-filling.
It’s about stopping, zooming out and asking:
“Is this project viable — for me, or for us, not just on paper?”
At Travaux, we help clients answer this before they engage a designer or start drafting a build. Because once you’ve spent $5K+ on plans, it’s a lot harder to walk away — even if you probably should.

🧠 Ask These 5 Strategic Questions Before You Build
🤔 1. IS THIS THE RIGHT SITE?
Not all blocks are equal — even if the postcode is perfect.
Do a little research – or a lot. But please, do the very minimum
- Does the zoning and overlay support what I want to do?
- Are there any site risks (stormwater, slope, access issues, title restrictions)?
- Do I have a clear understanding of what’s actually buildable here?
If the site is fighting the vision – it’s not the right site Yet.
🤰🏼 2. IS THE TIMING RIGHT – FOR ME?
Planning and building is not just a financial decision — it’s emotional, logistical, and deeply personal.
Be honest with yourself because you’re the only one who knows how much pressure you can add
- Do I have the bandwidth to manage this alongside family, work or health needs?
- What’s happening in the next 12-24 months of my life?
- If this project gets hard, or a big life change happens, do I have the time and support to stay calm, in control and keep my finances on track?
There’s never a “perfect” time. But there is definitely a wrong time.
📈 3. IS THE BUDGET REAL – AND IS IT ALIGNED TO THE PROJECT?
Most people design first, budget later. That’s how overspending starts.
Grab a pen & paper and start a list of everything you can think of.
- Have I accounted for site costs, permits, reports, connections and soft costs?
- Do I have a real contingency buffer?
- Have I tested this project against a budget range before design?
If the budget doesn’t match your ambition – something has to shift.
🌠4. DOES THIS PROJECT MATCH MY LONG-TERM GOALS?
It’s easy to get caught up in “what could be” or “what everyone has” and loose sight of “what’s actually right for me.”
Write a list. Be realistic.
- Is this for living, renting, flipping or selling?
- Will this project serve me 5-10 years from now?
- Does this location, design and risk profile support what I want for my family, business or lifestyle?
The build might be beautiful – but does it really make sense for your lifestyle?
🫠5. AM I READY TO LEAD THIS – OR DO I NEED A CO-PILOT?
Every project needs leadership. If it’s not your builder. If it’s not your architect… it might need to be you.
Think about your worst day, or week. Then add in a typical day onsite where at least 5 different people need decisions. Now. Do you think you’ll still manage?
- Do I understand the stages ahead?
- Do I know who’s responsible for what – and when?
- Am I clear on what decisions are mine – and which ones I want help with?
- Am I comfortable handling a project worth around $500k?
If not, get a co-pilot early. That’s why Travaux exists.
