MODERN METHODS OF CONSTRUCTION IN AUSTRALIA

Industry intelligence, independent research and practical resources for a changing construction industry.

Modern Methods of Construction (MMC) are reshaping how buildings are designed, manufactured and delivered across Australia.

From offsite manufacturing and modular construction to industrialised building processes, MMC presents opportunities to improve productivity, quality and delivery certainty. But adopting new construction methods involves more than changing how buildings are assembled.

Through the Housing Delivery Lab, Travaux examines how MMC interacts with the wider development and construction process, bringing together industry intelligence, research and practical insights to support better project outcomes.

UNDERSTANDING MMC

WHAT ARE MODERN METHODS OF CONSTRUCTION?

Modern Methods of Construction encompass a range of approaches to designing, manufacturing and assembling buildings, including prefabricated components, panelised systems, volumetric modular construction and other industrialised processes.

While MMC is often associated with faster construction, successful implementation depends on how these methods are integrated into project planning, design, procurement, finance, regulation and delivery.

MMC IN AUSTRALIA: INDUSTRY NEWS & DEVELOPMENTS

Australia’s MMC sector is evolving through investment in manufacturing capacity, government housing programs, new regulatory initiatives and changing industry practices.

We follow developments across Australia and examine what they mean for developers, construction professionals and the wider housing delivery system.

MMC AND HOUSING DELIVERY

FASTER CONSTRUCTION DOESN'T NECESSARILY MEAN FASTER HOUSING DELIVERY.

Offsite manufacturing can reduce construction time, but the broader project delivery process involves many interconnected decisions, approvals and responsibilities.

Through the Housing Delivery Lab, we investigate the relationship between construction methods and project outcomes, including:

  • Design coordination and information requirements

  • Development approvals and regulatory processes

  • Procurement, contracting and financing

  • Manufacturing capacity and production readiness

  • Site preparation, logistics and installation

  • Project responsibilities, interfaces and handovers

Our focus is on understanding where MMC can make a measurable difference, where barriers remain and what needs to change to support successful adoption.

RESEARCH & INSIGHTS

MMC is the first dedicated research area within the Housing Delivery Lab.

Working with industry participants, practitioners and researchers, we are examining the practical conditions necessary to integrate modern construction methods into Australia’s development and construction systems.

Research findings, industry observations and relevant publications will be shared here as the work progresses.

PRACTICAL RESOURCES

TOOLS AND GUIDANCE FOR DEVELOPERS AND CONSTRUCTION PROFESSIONALS

TRAVAUX PLANS OF WORK (TPOW)

Connecting project information, decisions and responsibilities.

Travaux is developing a practitioner-focused Plans of Work resource to help clarify how project activities, responsibilities, decisions and information requirements connect across the construction delivery process.

Beginning with the design-to-construction interface, TPOW will examine the points where information and responsibility must transfer between project participants.

The work considers both conventional and industrialised construction, including the additional coordination requirements associated with MMC.
